Why Are Septic Tanks Checked During a Property Sale?
Unlike properties connected to the mains sewer network, homes with septic tanks rely on private drainage systems that require regular maintenance and must meet environmental regulations.
During the conveyancing process, buyers and their solicitors will often request information about the septic tank, including its location, age, maintenance history and whether it complies with the General Binding Rules introduced by the Environment Agency.
Mortgage lenders may also seek reassurance that the drainage system is functioning correctly, particularly if there is any indication that expensive repairs or replacement work may be needed after completion.
If this information cannot be provided or concerns arise during surveys, the transaction can slow considerably while further investigations are carried out.
